Let's break ground...


Although I'm not going to build the home, I can make myself available during the construction process to work with your builder along the way. Building a home can be a stressful process...especially if you hire the wrong contractor. I've built several homes and have had good and very bad experiences. The key is hiring the right contractor.


When choosing a contractor, here's a few things to keep in mind;


1) Contractors are also salespeople. Their job is to sell you on choosing them to build your house. Don't take their word for it. Talk to recent clients they've built homes for.


2) If any contractor tells you how much it will cost to build your house, without getting current bids from subcontractors and suppliers, walk away...NO...run as fast as you can. A good builder can give you a "ballpark" or rough range, but without sending your construction plans to the foundation guy, framer, lumber supplier, electrician, plumber, roofer, etc..., there's no way to get an exact cost.


3) The price of concrete, steel, lumber, copper, etc... changes on a daily basis. Any quote you get is only good for about 30 days. Be prepared for prices/costs to go up/down as you build the house. Your bank should build a contingency into your loan to cover these costs.


4) Construction materials WILL GET STOLEN from the job site. It's just part of the building process. Make sure that your contractor has a Builders Risk Insurance Policy on your house to cover these losses. Otherwise, it's coming out of your pocket.


5) Document EVERYTHING. Any time you make a change to the plan, finish out, etc... be sure to document it with your builder thru an email, text message, or handwritten document. AND be sure they respond/reply/sign off stating that they understand and agree to the change.


6) Regardless of how good your contractor is, be prepared for the entire process to take longer than you think. There are so many factors that are completely out of your control that CAN/WILL delay construction. It's just part of the deal.

 

For the most part, once you begin building your home, my job is done. But, I love this part. Let me know how the construction is going along the way. If possible, I like to stop by to check the progress and definitely want to see the finished home.
